How is Fixed Charge Coverage Ratio calculated?

Fixed Charge Coverage Ratio (FCCR) is a financial metric used in real estate and business lending to measure a borrower's ability to meet fixed financial obligations from their operating income. It is widely used by lenders to assess the creditworthiness of commercial property investors and businesses before approving loans. A higher FCCR indicates stronger financial health and lower default risk.

Fixed Charge Coverage Ratio Formula

  • FCCR = Net Operating Income (NOI) ÷ Total Fixed Charges
  • Fixed charges typically include mortgage or loan repayments, lease payments, insurance premiums, and property tax obligations
  • Example: NOI of ₹50,00,000 divided by total fixed charges of ₹25,00,000 = FCCR of 2.0
  • A ratio of 2.0 means the property generates twice the income needed to cover all fixed obligations

What FCCR Values Mean for Lenders

  • FCCR above 1.5:Generally acceptable to most lenders
  • FCCR of 1.0:Breakeven; no financial cushion
  • FCCR below 1.0:Income insufficient to cover fixed charges; high default risk
  • FCCR above 2.0:Strong financial position; favorable loan terms likely

Why FCCR Matters for Property Investors

  • Lender benchmark:Most commercial lenders require a minimum FCCR before loan approval
  • Investment health check:Helps investors assess if a property generates sufficient income
  • Refinancing indicator:Strong FCCR improves access to better refinancing terms
  • Risk assessment tool:Low FCCR signals financial stress before it becomes a crisis

Fixed Charge Coverage Ratio is a critical tool for both lenders and investors in evaluating the financial sustainability of a real estate investment. Maintaining a healthy FCCR improves access to financing and signals strong property performance. Always calculate FCCR before acquiring income-generating properties to ensure adequate cash flow coverage.
