What does Insurable Value of Property mean in real estate?

Insurable Value of Property is the amount for which a property should be insured to cover the full cost of rebuilding or reinstating the improvements in the event of total destruction including construction costs, professional fees, demolition costs, and escalation provisions. It is distinct from the property's market value.

How Insurable Value Differs From Market Value

  • Market value includes the land component insurable value covers only the cost of rebuilding the improvements
  • Land cannot be destroyed, so it is excluded from building insurance calculations
  • Insurable value can be higher or lower than market value depending on the property type and location
  • Heritage buildings or architecturally significant structures often have insurable values well above their market value

Key Components of Insurable Value Calculation

  • Full replacement cost of all building improvements at current construction cost rates
  • Demolition and site clearance costs required before rebuilding can commence
  • Professional fees for architects, engineers, and consultants required to redesign and certify the rebuilt structure
  • Escalation allowance for construction cost increases during the rebuilding period

Why Insurable Value Matters for Property Owners and Investors

  • Underinsurance leaves the property owner bearing the shortfall in any insurance claim settlement
  • Many policies include underinsurance co-insurance clauses that reduce payouts proportionally for underinsured properties
  • Regular revaluation of insurable value at least every 3 years ensures coverage remains adequate
  • Lenders require insurance at full replacement value as a condition of all mortgage and investment property loans

Insurable Value of Property is a critical but often misunderstood concept that directly affects the adequacy of building insurance coverage. Property owners must ensure their insurable value is accurately calculated and regularly reviewed by a qualified quantity surveyor or building cost consultant to avoid the significant financial consequences of underinsurance following a major loss event.
