What is EMI?

EMI (Equated Monthly Installment) in real estate is the fixed amount a borrower pays every month to repay a home loan over a specified period. It includes both the principal amount and the interest charged by the lender.

How EMI Works

  • When you take a home loan, the total amount is divided into monthly installments
  • Each EMI consists of:
    • Principal: Portion of the loan amount
    • Interest: Cost charged by the lender
  • In the early stages, EMI has a higher interest component
  • Over time, the principal portion increases while interest reduces

EMI Calculation Formula

EMI depends on:

  • Loan amount
  • Interest rate
  • Loan tenure

Basic formula:

EMI = [P × R × (1 + R)N] ÷ [(1 + R)N – 1]

  • P: Loan amount
  • R: Monthly interest rate
  • N: Number of monthly installments

EMI is a fundamental concept in real estate financing that allows buyers to purchase property without paying the full amount upfront. It makes homeownership more accessible through structured monthly payments.
