What is Occupancy Rate?

Occupancy rate in real estate refers to the percentage of occupied units in a residential, commercial, or rental property compared to the total available units. It is a key performance metric used by property owners, investors, and developers to measure how well a property is being utilized and generating income.

How Occupancy Rate is Calculated

Occupancy rate is calculated using a simple formula:

Occupancy Rate = (Number of Occupied Units ÷ Total Available Units) × 100

Example:

  • Total apartments: 100
  • Occupied apartments: 85
  • Occupancy rate = 85%

Types of Occupancy Rate in Real Estate

  1. Residential Occupancy Rate

    • Applies to apartments, villas, and housing projects
    • Shows how many homes are rented or lived in
  2. Commercial Occupancy Rate

    • Used for offices, retail spaces, malls, and warehouses
    • Indicates tenant demand and business activity
  3. Hotel Occupancy Rate

    • Measures rooms booked versus total available rooms
    • Important for hospitality revenue analysis

A strong occupancy rate is a key indicator of a healthy and profitable real estate asset. It reflects how effectively a property is attracting and retaining tenants in a competitive market.
