What is XIRR?

XIRR (Extended Internal Rate of Return) is a financial metric used in real estate and investment analysis to calculate the annualized return on investments where cash flows occur at irregular intervals. It provides a more accurate measure of investment performance compared to simple ROI because it considers both the timing and amount of each cash flow.

How XIRR Works

XIRR evaluates:

  • The initial investment amount
  • Multiple cash inflows and outflows (such as rent, maintenance costs, or partial sales)
  • The exact dates of each transaction

It calculates the rate of return that makes the net present value (NPV) of all cash flows equal to zero.

Key Features of XIRR in Real Estate

  • Time-sensitive calculation: Considers when each cash flow occurs
  • Higher accuracy: Reflects real investment performance better than simple ROI
  • Handles irregular payments: Ideal for real estate cash flow patterns
  • Widely used in financial modeling: Common in property investment and portfolio analysis

XIRR is a powerful financial tool in real estate that helps investors measure the true annual return on property investments by considering the timing and value of all cash flows. It provides a more accurate and realistic view of profitability compared to traditional return metrics.
